Looking after your Te Āhuru Mōwai home, inspections, decorating, maintenance and other information.
Inspections
We carry out inspections on your home annually to ensure we keep up to date with any maintenance required around your property.
Generally, we carry out routine inspections annually. Your Kaihautū Tū Tara ā Whare | Relationship Manager will contact you when this is due to take place.
At the inspection, your Kaihautū Tū Tara ā Whare | Relationship Manager will check that the property is in a good condition and will identify any repairs or maintenance. They will also check on your wellbeing, and ensure you and the whānau are safe and well.
We may also take photos of anything that may need fixing. Please let us know if your home needs any repairs or maintenance.
Our inspections should take up to 60 minutes. If for any reason the day and time we have arranged to do an inspection does not work for you, you will need to call us immediately on freephone (0508) 832 487. Our staff are available from 8am to 5pm, Monday to Friday. At other times, calls are directed to an after-hours service who will manage the incident as required.
Cleaning guide for Inspections
Bathroom
Clean the shower, including the drain. Spray the drain with anti-mould solution
If the sealant around shower or bath edges is getting black, spray it with an anti-mould solutionRemove mould from walls and ceilings
Remove dust from vents and fans
Clean vanity, toilet, benches, cabinets, and floor surfaces
Kitchen
Clean the stove, including the back and sides of the stove, the elements, and the oven
Clean the bench and floor
Remove marks from ceiling, walls, and cupboard doors
Laundry
Clean the laundry tub
Remove dust from vents or fans
Clean the walls and ceilings to remove dirt and dust
Floors
Mop the floors and remove any marks
Scrub the grout between tiles to remove mould and dirt
Grounds
Mow the lawns
Clear the garden of weeds
Remove rubbish
General
Clean the light shades/fittings
Spot clean marks on walls, ceilings and curtains
Remove cobwebs
Clean cupboards inside and out
Wipe window sills and frames
Wipe lower skirting boards between walls and floor
What we will do to look after your home.
We will:
Ensure your home is clean and tidy before you move in
Ensure your home is up to standard
Respond to urgent repairs within our response times
Ensure that all your smoke alarms are working
Decorating and improvements
If you wish to build structures, or make improvements to your property, you must get our written permission before starting work.
Carpets
When stains appear, remove them immediately. Te Āhuru Mōwai have a rug doctor available to tenant whānau at no cost. All we require you to pay for is the products. If you would like to book the rug doctor call us on freephone (0508) 832 487.
Pest control
Prior to moving in, your new home may have been treated for vermin or pest problems.
If during your first 6 weeks in the home, there is evidence of pests or vermin, Te Āhuru Mōwai will treat your home.
After that, it is your responsibility to keep your home pest free.
Misplaced keys
If you misplace your keys during business hours, please contact your Kaihautū Tū Tara ā Whare/Relationship Manager.
A new set can be cut at your own cost.
If you misplace your keys after-hours, please call 0508 832 487 and assistance will be organised to help you gain entry to the property.
You will be responsible for paying the costs associated with this.
Water leaks
Please report water leaks from taps, the toilet or hot water system immediately on freephone (0508) 832 487.
Smoke alarms
If you believe the smoke alarm(s) in your home are not working, please call us immediately on (0508) 832 487.
Tenants must not disconnect, tamper or remove smoke alarms.
Property damage
If property damage occurs, you must tell us immediately..
If the damage requires urgent attention, you can contact Te Āhuru Mōwai on (0508) 832 487. The on-call staff member will assist in determining whether the issue is an emergency or a general repair.
